Blaymires Recruitment is representing a leading independent multi-disciplinary property and construction consultancy based near Winchester who is searching for a Project Manager to join the business on a long-term freelance basis.

The consultancy has been trading for over 30 years and undertakes Quantity Surveying, Project Management, Building Surveying and Employers Agent services and works with a wide range of clients including Private Individuals, Developers, Private Companies and Public Sector organisations.

Due to a steady increase in workload, they are now looking for a Project Manager to oversee two major housing developments on behalf of their client.

This position would suit either a Project Manager or Contracts Manager from a Consultancy/PQS or Contractor / Developer background who has residential experience.

The Person
Key attributes are a strong personality, ability to command respect and to deal with House-builders’ and Groundworkers’ site teams in a forthright, persuasive but fair manner and ability to write detailed and well-presented reports and emails.

Role:
The construction Project Manager will be responsible for overseeing two Master Developer volume sites in Aldershot and Waterlooville. Both schemes involve developing land parcels (typically 200 units) under the Master Developer Model. Total development at each site is circa 3000 units over a 15 to 20 year period.  The role is likely to continue for a number of years.

Responsibilities / Duties
Form a relationship with developers and their onsite teams.
Coordinate and communicate between house developers and wider development team.
Day-to-day coordination of works for developers.
Management of RAMS from volume housing developers for works on Master Developer land.
Track and record volume housing developer requests obtaining Master Developer approvals (major deliveries, road closures etc).
Manage contractual obligations with volume housing developers.
Provide monthly progress reports on each land parcel under development.
Coordination of Estate Management process.
Monitoring contractual obligations with volume housing developers to ensure estate management works are correct and recorded in a timely manner.
Snagging of volume housing developer areas to be handed over, including recording and production of reports.
Manage the Construction traffic management plan.
Chair a CDM meeting with all developers/main contractors invited, every 2 months.
