September 2016 – Present       Quantity Surveyor       Bellway Homes Ltd (Thames Valley)

Projects consisted of housing developments across the South East of England covering the Thames Valley, Hampshire and Oxfordshire regions.  Each development consisted of a mixture between Private, Social and Rented accommodation ranging between 50 to 200 units. This consisted of traditional built apartment blocks, terraced, maisonettes, detached / semi-detached and townhouses; from 1 to 5-bedroom homes.

My duties as Quantity Surveyor includes the production of draft and site start budgets, quarterly valuations and complete material ‘cost to complete’ exercises for each of the sites assigned to me. I also generate sub-contract orders, payments and final accounts, ensuring that the sub-contractor signs these off.

I also liaise with Bellway internal technical, buying and construction team to manage professional fees and material budgets and to agree on construction timescales for year-end completions of plots for maximum revenue/profit including signing-off on preferred contractor’s short lists for pricing/tendering.

Chair pre-start meetings with appointed sub-contractors to discuss standard contract terms which includes contract duration, retention either capped or percentage of total contract held, payment terms, value of contract and main contract discount offered, submission by sub-contractor of all site specific RAMS and current health and safety and insurance documentation, method for claiming variations, design details raised by technical, relevant trade specification and any other issues the construction team might have at the time of the pre-start meeting.  Assist the Estimator and / or Commercial Manager with take-off’s for land appraisals when required.

January 2015 – Sept 2016        Senior Quantity Surveyor        Grove Construction (London) Ltd

New build house for a private client on an extremely tight site of former garages, Value £665,000.

The house is conceived as two separated blocks, each of two stories, linked via a glazed stair core, and arranged around two sides of a sunken garden. The house is entered via the glazed stairwell, which commands the changes in level to the sunken garden and the similarly recessed living area below, and sleeping accommodation above.

Upper levels of house are wrapped in horizontal timber cladding and sit on brick base walls containing the lower levels. The sunken courtyard provides light to the lower levels at the rear.

April 2013 – January 2015       Senior Quantity Surveyor            Woodeson Drury Ltd

I was responsible for managing the demolition and construction of a beautiful high-end residential property worth £5,000,000.

The project consisted of the demolition of internal structure, new basement construction, structural frame, alteration and extension works.

The Lower Ground floor was ‘extended’, to create a new Swimming Pool complex and Gym, Laundry and Guest Suite. Under the front garden, a newly created large Games/Media Room was formed with vaulted ceilings, windows and a wine wall. The Upper Ground floor provides a mix of family spaces and formal entertaining, with the Kitchen acting as the hub of the house, positioned centrally between the Dining and Family Room.

The First Floor belongs wholly to the Master Suite and Hallway, with a generous Bedroom, leading on to a curved Dressing Room and then the Master Bathroom. On the Second Floor, contained within a Mansard Roof, there are four Bedrooms, two of which benefit from a rather unusual Mezzanine play area.

Nov 2009 – April 2013              Senior Quantity Surveyor                    Rex Procter & Partners

Retail – New Stores, Fit-Outs & Megastores Value: £500,000 to £2,500,000 per store

High Street, Metric Property Investments Plc Project: New Retail Unit Value: £3,100,000

New Travis Perkins – Cheltenham- Fit‐Outs & New Builds Value: £3,200,000

My duties primarily consisted of procuring contracts for a large retail company’s refit programmes and to manage the supply chain from inception to issuing of final accounts for framework contracts. This included reporting on a weekly basis projected final accounts, placement of pre-orders for long lead in items, costing up of any variations, issuing of enquiries (tender invitations) and carrying out cost appraisals for competitive packages including making recommendations to the client.

I was also involved in the submission of HVAC (heating, ventilation, and air conditioning) Planning Applications and the measurement of plant facilities. Validation of mezzanine installations including core testing for existing floor loads and piling works for new structural steel columns. Order and validation of passenger and goods lift installations and fire and static barrier installations. Strip out and installation of new Mechanical and Electrical Services, high bay light fittings and new Data, Intruder and Product Alarm installations.

August 2009 – Nov 2009                      Freelance Quantity Surveyor        Mane Developments

As a freelance QS working for a developer, duties included the management of private residential development contracts within the London area for up market properties which included extensions and new build housing making use of alternative but environmental friendly building practices. The role consisted of tracing back the history of the projects and liaising closely with the client representatives in order to submit claims for any variations and site instructions.

June 2005 – August 2009                     Senior Quantity Surveyor            Thompson Cole, London

Grosvenor Street, London W1 Client: Grosvenor Properties Project: Redevelopment and Office Fit Out, Value: £2,300,000.

Grosvenor Crescent, London W1: Client: Grosvenor Properties Project: High Spec Residential Properties Value: £4,500,000.

As Contracts Administrator I was responsible for the procurement and management of all high spec residential and commercial projects for the Grosvenor Estates covering the Mayfair and Belgravia areas within London.

This included converting existing offices to new residential properties consisting of deep excavations for basement foundations to support new structural steelwork for the main building framework, removing complete internal party walls within high rise buildings to convert them into combined units and supporting existing floor loads with new structural steelwork and installation of new passenger lifts.

I’ve produced and compiled tender documentations, which included invitations to tender, compiling tender and preliminary documentations using the NBS, carrying out tender negotiations and value engineering procedures. Reporting and issuing of financial statements to the client to assist them in the correct expenditure forecast and cash flow.

April 2003 – June 2005            Quantity Surveyor                   Mowlem Aqumen, Berkshire

Primarily, duties included compilation and procurement for general refurbishment works for the Ministry of Defence (MoD) under a framework agreement for establishments in the South East region which included reactive maintenance and installation work of Mechanical and Electrical services (plant, boiler houses etc.), the demolition of dilapidated buildings and construction of new facilities. I’ve also undertook works comprised of the measurement and claim validation of black surfacing of new allocated car parks within the estates, erection of new steel structure footpaths crossing public roads and obtaining planning permission from the highways agency.

May 2002 – April 2003              Quantity Surveyor,      Turner Projects, Buckinghamshire

Primarily, duties included compilation and procurement for general refurbishment works for The Royal Air Force (RAF) under a framework agreement for establishments which included reactive maintenance and installation work for Mechanical and Electrical services (plant, boiler houses, NATO facilities etc.), the demolition of dilapidated buildings and construction of new facilities.

Training (Pre-qualification)

Jan 1997 – Dec 1997                Site Manager               Upman Construction, Port Elizabeth

General duties included management of all building disciplines on residential, recreational and commercial properties. This involved taking-off and measurement of quantities on site for ordering materials, recording of labour timesheets and issuing payments, taking delivery of plant and materials on site. I’ve also been involved working with various preferred suppliers for a large petroleum company in the construction of filling stations which involved deep excavations, concrete ground

beams and large mechanical cooling facilities. I’ve also been involved in underpinning to recreational facilities to tie in new extensions to the existing building. This also involved continuous shuttering for reinforced concrete columns and beams.

GROSVENOR STREET, LONDON W1

CLIENT: Grosvenor Properties PROJECT: Redevelopment and Office Fit Out

VALUE: £2,300,000

Grosvenor Street, London W1 was a major refurbishment scheme of two 19th Century properties which were originally single dwellings but converted to offices and a single building after the Second World War.

The brief called for the building to be fully refurbished, including new reception, toilets and tea-points throughout, and high quality modern office accommodation to be offered as part of Grosvenor’s flexible office space portfolio.

The existing party wall between the buildings was removed and replaced with a new steel structure to allow open plan office space, with the option to sub divide into smaller cellular offices if required. A new lift was installed together with new M&E services throughout.

The toilets were completely renewed and finished in a contemporary style, and the reception remodelled with new flooring, lighting, reception desk and waiting area.

GROSVENOR CRESCENT, LONDON W1

CLIENT: Grosvenor Properties PROJECT: High Spec Residential Properties

VALUE: £4,500,000

The proposed scheme was to convert the premises from B1 office accommodation to residential use to provide five separate flats for addition to the London Estate market let portfolio. The flats ranged from a 1,300 square ft 1-bed flat to a 2,000 square ft, 3-bed maisonette.

Each of these flats had to be serviced by a lift. The building was to retain the majority of the elevations and hence blend in with the stately elegance of the Crescent.

All additions such as the rear extension and side elevation had to blend in with the rest of the terrace. The flats were refurbished to a very high level of specification.

PRIVATE HOUSE ‐ 28 DAWSON PLACE,

CLIENT: Studio Indigo PROJECT: Demolition & Alterations ‐ Residential Property

VALUE: £5,000,000

CLIENT: Wycombe High School PROJECT: New Music Centre

VALUE: £1,500,000

The new Music Centre was designed to build on its international reputation in the performing arts.

Facilities include a state-of-the-art recording studio, music technology suite, practice rooms and two large teaching, recital and performances spaces.

NEW TECHNOLOGY FLOOR ‐ KNIGHTSBRIDGE

CLIENT: Harrods PROJECT: New Technology Concessions

VALUE: £2,000,000

The Construction and Fit-Out of the third floor at Harrods, Knightsbridge, London to create a truly exceptional 22,000 square feet Technology Concessions in the Harrods store which aimed to be one of the largest technology concessions in the UK.

The design concept for Harrods Technology Department was an exclusive experience that offered seamless luxury products across two adjoining rooms. Both rooms had a consistent language, held together within an environment of warm ceilings, pale timber floors and an architectural pleated wall. The Marble Walkway created a strong architectural link, leading customers between the two rooms. The entrances into both rooms featured glass thresholds, providing strong “punches” of colour that highlighted and enticed, linking the rooms, as well as acting as acoustic tunnels.

The Concessions included luxury technology brands such as Bang and Olufsen, Loewe, Porsche and Apple and comprised of specialist sound rooms, a dedicated vision room and cutting-edge computing area.

RETAIL – NEW STORES, FIT-OUTS & MEGASTORES

CLIENT: DSGi Retail PROJECT: Fit‐Outs & New Build

VALUE: £500,000 to £2,500,000 per store

Involved in the major rebrand and roll out of the Dixons Retail portfolio in the South of England and Ireland stores. The works included major refurbishment and the installation of large retail mezzanines, passenger and goods lifts, dividing walls and jumbo stud partitions, refurbishment and extensions of existing and new amenities, roof and asbestos surveys, HVAC applications, installation of M&E services and fire curtain barriers, subdivision and relinquishing of units and carrying out Landlord’s works, all whilst the stores are trading. The works also involved working with numerous sub-contractors in the supply chain and gaining a full understanding of all aspects of retail fit outs.

HIGH STREET, BERKHAMSTEAD

CLIENT: Metric Property Investments PLC PROJECT: New Retail Unit

VALUE: £3,100,000

Alterations and extensions to create 3 new retail units and service yard, car park at the existing Royal Mail building, 300 High Street, Berkhamstead, including service diversions, service yard enhancements, service yard entrance landscaping and associated works.

A site of archaeological interest and formally a Royal Mail sorting office was redeveloped and lease to the food giant Marks & Spencer Simply Food store and two other business units with customer parking to the rear and comprising of two floors.

NEW TRAVIS PERKINS – CHELTENHAM

CLIENT: Travis Perkins PROJECT: Fit‐Outs & New Builds

VALUE: £3,200,000

The Works comprised of the design and construction of a new Travis Perkins unit and associated external works to the former Bonella works site, Tewkesbury Road, Cheltenham.

This also included for the design and construction of a new structural mezzanine and fit-out of the unit.

REACTIVE MAINTENANCE – RAF AND MOD ESTABLISHMENTS
