Quantity Surveyor – Property Maintenance & Refurbishment

Blaymires Recruitment is representing an established property maintenance and refurbishment contractor based in Southampton, which is searching for an experienced Quantity Surveyor to join its commercial team.

The company delivers responsive repairs, planned maintenance, void refurbishments, building compliance and property improvement programmes for local authorities, housing associations and other public-sector clients.

The Quantity Surveyor will support the commercial management of planned maintenance and refurbishment contracts for Southampton City Council.

The position will involve surveying, measuring, pricing and valuing works, with a particular focus on NHF Schedule of Rates contracts.

This opportunity would suit a Quantity Surveyor, Maintenance Quantity Surveyor or Estimator / Surveyor with experience in property maintenance, social housing, refurbishment or local-authority contracts.

The Role of the Quantity Surveyor

• Commercially manage planned maintenance and refurbishment contracts.
• Undertake site surveys and assess planned maintenance, void and responsive repair works.
• Prepare scopes of work, specifications and cost estimates.
• Measure, price and value works using NHF Schedule of Rates.
• Prepare valuations, variations and applications for payment.
• Monitor costs, profitability, cash flow and commercial performance.
• Review client requirements and subcontractor quotations.
• Identify commercial risks and ensure all chargeable works are captured.
• Maintain accurate commercial records and pricing documentation.
• Work closely with contract managers, operational teams and client representatives.
• Assist with commercial reporting and final accounts.

Quantity Surveyor Requirements

• Previous experience as a Quantity Surveyor, Estimator or Commercial Surveyor.
• Experience within property maintenance, refurbishment, social housing or local-authority contracts.
• Knowledge of planned maintenance, responsive repairs or void refurbishment programmes.
• Experience working with Schedule of Rates pricing.
• Knowledge of NHF Schedule of Rates would be advantageous.
• Experience working with measured-term contracts would be beneficial.
• Strong understanding of valuations, variations, cost control and commercial reporting.
• Good negotiation, communication and stakeholder-management skills.
• Competent in Microsoft Excel and commercial management systems.
• An HNC, HND or degree in Quantity Surveying or Construction would be advantageous.
